Myths About Using a Realtor and Pricing Your Jacksonville Home

 

Myth #1  Your Realtor's skills will enable you to beat the market and sell above market value.

Your Realtors skills will enable you to sell at market value with best terms and conditions for your needs and situation.

Your Realtor can get you more than other homes that are selling in your neighborhood if the value of the features and benefits of your home justify it.  Your Realtor will create through their advertising and marketing an auction like atmosphere where the Buyer will see the traffic your home is getting, the value of your home and will be willing to offer more in order not to loose the house to another buyer.  But the higher price your Realtor will be getting you will be the true "market value" of your home.

Buyers won't pay more than market value because Buyers are fully informed these days about the homes for sale in your Jacksonville FL neighborhood.  They have an agent helping them who will show them a market analysis of your home and they can check on  websites themselves for the what homes are selling for in your neighborhood plus what the most recent homes did sell for.

Your Realtor will also get you more and better terms and conditions then if you were selling it by yourself (FSBO).  Your Realtor has access to advertising channels and consequently buyers that you can't reach.  Your Realtor has a database of Buyers already looking for homes like yours.  And once you get the contract your Realtor has negotiated contracts thousand of times and will be able to guide you through the process better than you could doing it by yourself.

 

Myth #2 If I Ask More For My Jacksonville FL Home The Buyer Will Pay More

As mentioned above the Buyer probably knows the Jacksonville Real Estate market better than you do.  Not only are they aware of the other homes for sale in your neighborhood, they have probably walked through them.  They can see every difference between your homes and the others for sale.  So unless you have features and benefits that the buyer is willing to pay more for then the Buyer will not pay more for you home.  Furthermore, if you home is that much overpriced as compared to your neighbors then you probably won't even be getting anybody looking at your home.

I know you may be thinking, "The Buyer will make an offer and since I am starting off higher I will end up being higher."  But most Buyers when they see an overpriced home figure the Seller doesn't really want to sell or have to sell.  The Buyers think the Seller is being unrealistic on their price and that they shouldn't even waste their time looking at the home since the Seller is being unrealistic now then the Seller will probably be unrealistic on the selling price also.
