Coastal Oaks at Nocatee is Nocatee first gated community. It was Nocatee only gated community until Greenleaf Preserve was stated. Today there are a good handful of gated communities in Nocatee. But relatively few that have a staff, security guard at the entrance.

How to Buy A New Home at Toll Brother's Coastal Oaks Nocatee in 9 Steps
When buying a home in Coastal Oaks at Nocatee you are assured to have a national builder with a great reputation taking care of your needs. In addition to their stellar reputation, Tollbrother's Homes will also make custom changes to any of their floorplans.
1. Tour the Nocatee neighborhood of Coastal Oaks with your Ponte Vedra Nocatee Realtor.
Why do I suggest doing this with your Realtor first instead of having your Realtor take you directly to the builder? Simple.
When you sit down with a Coastal Oaks of Nocatee builder's representative you are easily going to spend anywhere from 25 minutes to an hour and a half looking at floorplans, lots, pricing, options and more. Why spend all that time if you don't even like the community? So by having your Nocatee Realty Agent drive you through the community and show you the different neighborhoods, home styles, lot location and views and pricing. You will be able to make a decision if Coastal Oaks Neighbohood at Nocatee is even right for you.
2. Meet with Your TollBrothers Nocatee Builder's agent at Coastal Oaks with your own Nocatee Realtor.
Please note I state with your own Nocatee Realtor. The reasons for this are two fold.
1. The Tollbrother's Coastal Oaks Builder agent is an agent for the Builder. They are representing the builder's best interest. By having your own Coastal Oaks at Nocatee Realtor, you are making sure your interest are being protected.
2. Tollbrother builders at Nocatee is like any other builder. They love working with Realtors! But they don't appreciate a Realtor coming in after the fact. They like your Nocatee Realtor to be there when you first come to meet with them. This way that Realtor is registered with you.
Please remember the cost of your new Nocatee home will not cost more if you have your own agent. And in fact, your Nocatee Realtor will save you money by suggestion a floorplan, lot, options & more that are better deals or better for future resale.
3. Choose your floorplan and lot.
Each floorplan has a different price depending on which "collection" they are in: Ambassador, Carriage, Estate & Signature, Heritage and Legacy. This is because each collection has a different minimum upgrades or options in the home as the "base". So the same floorplan will be priced different in the two collections just because one has more upgrades and options in the home. In addition, different collections have different lot widths. So the smaller homes won't be allowed in the larger estate lot collections and vice versa.
Please note that Tollbrother's Coastal Oaks at Nocatee has high lot premiums. So if you are just looking at their website at base prices then that won't be your final price. Now the homes we have listed on this page include lot prices and are final prices. The highest lot premiums will be found on the culdesac lots which can range from $50,000 to $90,000.
4. Reserve Your Lot with a Totally REFUNDABLE $1,000.
The purpose of reserving your lot at this point is so that you can work with Toll Brother Builders on "building" the floorplan you want and getting a better idea if the final price will work for you.
This happens in two phases:
1. With the builder's agent, we will review basic structural options at the sale center and most common design options to give you a price. Please be aware this can take an hour or two with the builder's agent. Once you have gone through this process you will have a better idea of your final price for the home. However, to get the final price you need to visit the Toll Brothers Design Studio.
2. Meet with the decorator at The Toll Brothers Design Studio within 10 days or less. (Your deadline all depends on how long you have the lot reservation for. The max we have seen is 10 days but everything depends on your circumstances.) Here you will go through more of the cosmetic details like which counter top, flooring, appliances, etc. This can take another couple of hours. But by the time you are finished you will have a final price for your new home!
Our Phyllis Frankel Realty Group Insiders Tip: After working with many, many people buying and building new construction we tell our buyers to expect to pay 10% - 12% of your base price on extras on your home at Coastal Oaks of Nocatee.
5. Sign the Purchase Agreement and Put Down Your Deposit $$$
The deposit you put down will be:
- 5% of the Base Price
- 25% of the Home Site Premium
- 25% of Your Options
That is all the money you need to put down until closing!
6. Working with Tollbrother's Mortgage Company to get pre-approved.
You can use any mortgage company you want. But you are given incentives to use Tollbrother's mortgage and title company. Your Nocatee Realtor will compare rates between Tollbrother's mortgage company and an outside mortgage company to ensure it is worth going with Tollbrother's.
That being said, Tollbrother's does want to see you are pre-approved in order to build the home.
7. Building Starts and finishes 6 -11 months down the road
Once steps 1-4 are completed then building starts. The new construction process starts with your plans getting drafted and getting permitting from St. Johns County. When building is busier in St. Johns County then it can take time to get your permit. But it is usually estimated that it will take around 2 months. Final completion will be anywhere from 10-11 months for estate size homes and 6-7 months for others.
In the meantime, you will be talking to the superintendent of the site who will give you a pre-construction meeting along with other updates through the building process.
8. Final Inspections of Your Home Before Closing
Before closing you will have a final walk through with your Nocatee Realtor where you need (1) make sure everything is there and (2) everything was done right. This is where having your Nocatee Realtor is especially helpful. They know what to look for so that you don't close on a home and then find a glaring problem.

9. Closing
Then we go to the closing a couple days to week later. We will of gone back to the house to double check any work we requested is done. In addition, we would of received your closing statement which would of detailed your closing cost. As your Nocatee Realtor, we will of reviewed the closing statement versus the purchase agreement to confirm all the fees are correct and you are not over charged.
