For the 20th straight month, homes for sale have increased—up nearly 29 year-over-year by mid-2025. More options mean less competition for buyers compared to recent peaks, particularly in the South and West, where markets are seeing price stabilization[2].  


- **Affordability Challenges Remain:**


While inventory growth helps, home prices nationally have only dipped slightly—down just 0.5 year-over-year, with a median sale price still around $363,000[3]. But the pace of price increases has slowed dramatically; J.P. Morgan expects only 3 or less price growth in[1].  


- **Regional Nuances Matter:**


Some markets, especially in the Northeast and Midwest, remain relatively tight, with modest price growth still possible. Southern and Western metros, however, are seeing more balanced conditions—sometimes even downward pressure on list prices[2].


- **Buying Power Matters:** 


With the Federal Reserve signaling rate cuts, mortgage rates could ease further, potentially boosting the affordability of financing for qualified buyers[4]. Current forecast call for a low around 6.5 in 2026. So hoping for rates to go back to 2-3 are highly unlikely. And while you wait you can expect that home you were considering to be on average 3-5 more expensive each year [over the long term].  




On a $500,000 home that is $15,000 - $25,000 more each year. So one year of waiting could mean that house would cost $515,000 - $525,000.


On a $1,000,000 home that is $30,000 - $50,000 more each year. So one year of waiting could mean that house would cost $1,030,000 - $1,050,000.


And it would grow cumulatively each year on. That is why it is often better to buy now and refinance if and when rates come down IF you know you won't be moving for at least 2-3 years. If you are not sure you will be staying in town for at least 2-3 years then closing costs when buying and selling may mean renting is a better position. 













 A Realistic Approach


The market is not the bargain bonanza some hoped for, but **if you’re prepared to stay put for several years** (at least 3 in this current market), today’s conditions offer a chance to buy with greater confidence and less risk of sudden price surges or extreme competition. In a small 7 mile long, 3 mile wide area you have 7 golf courses But it's gets better. There are golf courses spread out throughout the Jacksonville metro area at various price ranges and with various additional amenities.


We have new homes. Not just a few new homes. But a lot of new homes since we have plenty of land. (Please note there are more further out from the older developed areas). I have talked about how wonderful it is living here. But it gets better. It is so easy &amp; wonderful to leave. What?


You are located in the Northeast section of Florida where I-10 and I-95 meet. So that means you have easy highway commutes for a weekend away. Try Savannah GA in 2.5 hours to north or Orlando &amp; Disney World 2.5 hours to the south. Or an easy to get through international airport with direct flights to New York, Las Vegas &amp; more Or if you are more into the cruising lifestyle you will be happy to hear we have a cruise line that goes right out of Jacksonville


4. Jacksonville is The Place For Outdoor Sports






Ok you are in Florida. You have sunshine and mild winters so you can be outside year round. So that means you will play golf year round. You will hop on your bike and go up and down the beach or in large groups with your friends year round. Or stay on your own two feet and walk trails, sidewalks or even run your marathon (if you like to torture yourself. ... I mean push yourself) year round.


Take your pick from a number of water sports. Surfing at the beach. Deep sea fishing in the ocean. Boating and Skiing in the Intracoastal and River. Kayak and paddle boarding are very popular and with public parks having launches and beautiful scenery.


5. Florida Weather





In Jacksonville I believe we get the best of both worlds. It's sunny and warm but not as hot as South Florida. We are on the ocean and get a sea breeze.


This mean our winters are more mild but again better than South Florida since we do get cool weather


Summer starts in May with highs of 84 degrees. We are start cooling off on Halloween where the low usually drops to 70 degrees or below for the first time. December can be cold one week (57 degree average) and the next week warm enough to play on the beach

It's not the Holidays yet, but here is a list of items that Realtors wished their Sellers knew or realized as it would result in a quicker sale for more money to the Seller.


1 Sellers would listen to price suggestions







Price the home correctly for the condition of the property


Realtor can give an &quot;As-Is&quot; Price and an &quot;After Fix Up&quot; Price so you can make a decision.



Expensive repairs like new roof can be paid for at closing so that it doesn't have to come out of pocket.








2 Give it a Fresh Coat of Paint and a Deep Clean







First impressions are important. So painting the front door and door frame can be especially helpful.




3 For a home that needs TLC or more get a pre-inspection and do repairs







Share the inspection and repair invoices with the Buyers




4 Move out of the Home so it's Vacant







Not an easy wish to fulfill.


Every Realtor has had a Seller who gets stressed from keeping their home &quot;showing ready&quot; and then having last minute showings or showings that didn't show up. If you are not there, then you won't stress out about either of these issues.


Then you have the Buyers who come back for 2nd, 3rd, 4th or more looks; 3-4 hour inspection, or multiple inspectors at different times, walk throughs, etc. So life is easier for Seller's if their life is not constantly interrupted.


Virtual Staging. Unless the Seller has kept up with interior decorating trends then using virtual furniture to stage an empty home can make the home look better than when the Seller is there.




5 Understand if the Home is not 100 then Top Dollar will not be achieved




What Sellers might see as minor issue can be a major issue to the Buyer. This can be their personal opinion or what their Realtor, Family Member, Friend or Inspector told them. So it's not easy to change their mind once their expert has spoken up. So it is easier to make sure there are no issues to cause problems in the first place.


And on sort of the opposite side of the coin ... If the Buyer gave you top dollar then they are going to expect more repairs to be done if they came up on the inspection.




6 A New Roof and New HVAC







Remember this is just a wish : )


Insurance co are requiring homeowners to have roofs no older than 10-12 years. Some insurance co may insure but charge a much higher rate. It all depends on who the Buyer's insurance co is and if the underwriter has made any more changes. So having a new roof skips the stress of waiting to hear back from the Buyer's insurance co. We have seen homes go under contract, fall apart, taken off the market for 30-60 days and then come back on the market with a new roof.  So iif you have a new roof then you can skip that whole roller coaster


After a new roof, the next items which comes up most often on the inspection report is the HVAC. Some of the older models can last 20+ years. The new ones just 10-12 years. So if your HVAC is near or at that age then the Home Inspector will be telling the Buyer that it could last another couple of years or could go out tomorrow. Then we have to hope the Buyer is reasonable and doesn't request a new HVAC (if it's in working condition). So it's just another hurdle that often comes up when selling your home. And with a new (or newer) HVAC there are no issues.




So Where to Prioritize Your Realtor's Wish List?


If a Realtor was going to rank these then pricing it right is the most important out of all of them. You can price it for the condition the home is in. That being said, homes that are not &quot;Selling Condition&quot; do typically take longer to sell. So please keep that in mind.

Top 3 Reasons Why Buyers Did Not Purchase







A recent survey revealed the top three reasons why buyers decided against purchasing a home. The findings indicate that 72.1 of buyers cited mortgage rates as a key factor, followed by inventory at 34.4 and affordability/home prices at 17.4. These concerns highlight challenges in the current housing market, primarily driven by high mortgage rates, limited inventory, and affordability issues.





1 Mortgage Rates (72.1)





High mortgage rates impact purchasing power. And right now high mortgage rates are the biggest factor in why Buyers have not bought.


You would think it would be the current high prices. But people are dialing down to their mortgage payment not the price of their home as the number one reason why they haven't already purchased a home.


Good News About Mortgage Rates


Rates are expected to decrease by the end of 2025.  That's about it. Read below to see why.


Bad News About Mortgage Rates


The Bad news is that this is uncertain. The Federal Reserve may reduce the Fed Funding Rate in response to a slowing economy, but current economic indicators show strength. We won't see the Fed reducing funds as long as we have a strong economy.


So if you looking for lower rates then you are looking for a declining stock market. A declining stock market could drive investors toward fixed-rate investments, lowering mortgage rates.


Many buyers remember the low 2-3 rates, but experts agree that such rates are unlikely to return soon. If rates drop under 6 then that may be the best buyers can hope for.


What Can A Home Buyer Do?


Options like adjustable-rate mortgages and lower FHA/VA rates should be considered to give you a lower interest rate. (Yes we are seeing FHA/VA rates lower than Conventional Rates).


Some Lenders are even discussing 40-year mortgages, which could be beneficial for those who plan to sell within a decade. After all, even with a 30 year mortgage, who lives in one house for 30 years?


2 Inventory (34.4)





The number of homes for sale remains low, though it has improved slightly from past years.


You've Been &quot;Locked In&quot;


The &quot;Locked In&quot; effect keeps many homeowners from selling due to their low mortgage rates, resulting in fewer homes available for buyers. This is not expected to end anytime soon.


But inventory is rising. This is due to sales slowing down combined with homes coming on the market. 


The Good News About Inventory


The good news is not quite about inventory of new homes. But home prices. They are not going up like a rocket ship anymore. So every homeowner who has overpriced their home in order to keep up with the market will be reducing. So you will see more homes falling into your price range.


In addition, there are a few segments of the market where we an over-supply of homes which is also causing a price reduction.


And finally, another survey indicates that if interest rates drop below 6 then those Sellers stuck in &quot;Locked In&quot; mode may consider selling. Which would also increase inventory. (However, it's a dual edge sword as this Sellers will also become Buyers and thus you will have more competition when looking at homes. So any price reduction from increase supply for this specific reason may be nullified.)


3 Affordability/Home Prices (17.4)





Affordability is crucial and closely linked to mortgage rates. If prices were lower, high interest rates would be less of an issue. This factor ranks third, which is positive, as mortgage rates are more likely to decline than home prices.


Home prices typically drop only when there is an oversupply of homes, which is currently mitigated by the &quot;Locked In&quot; effect (as previously mentioned).


Although inventory is increasing slowly due to reduced sales, significant price drops are not anticipated soon. Predictions indicate home prices may rise by 3-5 over the next five years, with potential small reductions in specific markets.


What Should You Do About Home Prices?


Don't wait for home prices to come down because there is a high chance they won't. If you like a home and you need a place to live then buy it. Don't say to yourself that you will wait for prices to come down. While prices may only go up 2-3 per year, this still means you will be paying more in the future. It's better to buy now (assuming you find what you want) and refinance when rates do come down (which is more likely).


Now that being said, only buy if you think you will hold onto your home for at least 2-3 years. You want to make sure you at least breakeven when you go to sell due to closing costs.


Conclusion: Act Now


Waiting for lower mortgage rates or home prices may not be wise. Prices are unlikely to drop significantly, and any decrease in mortgage rates could spur more competition in the market as more buyers enter. This increased demand could drive prices up again. Buyers who need or want to move should consider acting now rather than waiting for uncertain market conditions.
