New Construction Homes for Sale in Ponte Vedra Beach
Ponte Vedra Beach is already built out with large, planned gated golf communities. That is not to say there are not new construction homes available. But the chance of having a new home ready to move into at the exact time you are ready is low. We are seeing some homes get knocked down in the "Old Ponte Vedra" area around the Ponte Vedra Inn & Club area east of A1A just to get land to build on.
Almost New For Us
Your best bet for find close to new construction home in Ponte Vedra Beach is in Quadrille, Avalon or Payasada Estates.
Vacant Lots
Lots are few and far between in the gated golf communities. But you do have lots for sale along Ponte Vedra Blvd, Roscoe Blvd and in our smaller communities.
New Condos
Should you be looking for a new condo in Ponte Vedra Beach then you are out of luck. Our newest condos are around Mickler's Landing at Neck Rd and A1A. So drive by and give them a look if your interested.
Ponte Vedra is NOT Ponte Vedra Beach
Don't get confused with the many new homes available in Nocatee. Nocatee is in Ponte Vedra FL not Ponte Vedra Beach FL. An easy way to tell the difference is when looking at a single family home you like if the zip code is 32082 then you are looking at a Ponte Vedra Beach home. If the zip code is 32081 then you are looking at a Ponte Vedra FL or Nocatee FL home.
Ponte Vedra is separated from Ponte Vedra Beach by the intracoastal waterway. So this puts you about 20 minute drive to the ocean. It's a great area but it is not considered Ponte Vedra Beach. Let me repeat ... other than not being closer to the ocean, Nocatee is wonderful! (It's just not Ponte Vedra Beach FL real estate).
Townhomes
Townhomes are in low supply in Ponte Vedra Beach. You have some in Turtleback Crossing in Sawgrass Players Club and some down in South Ponte Vedra. We do have some condos that look like townhomes in Sawgrass Country Club called Deer Run and Little Bay Harbor.
Condos
Condos for sale in Ponte Vedra Beach can be split into those below $450,000 and those above.
Below $450,000
The condos below $450,000 are mainly going to be condo conversions. This means they use to be apartments and are usually gated and have amenities such as community pool and tennis courts. They are typically 3 story buildings without elevators.
Above $450,000
Condos above $450,000 are mostly located in the gated golf club, Sawgrass Country Club. This includes:
- Tifton Cove,
- Fisherman's Cove
- or Quail Run.
In these condos you can get a view of the lake, golf course or marsh behind a manned security gate and ocean access.

Oceanfront condos for sale in Ponte Vedra Beach are in low supply. Ponte Vedra Beach does not have high rise oceanfront condos like Jacksonville Beach or Fort Lauderdale. Instead the highest condos are 4 stories max.
Location
The oceanfront condos are all located along Ponte Vedra Blvd between Corona Rd and Sawgrass Country Club.
Sawgrass Country Club is home to the a good amount of the oceanfront condos and also gives you gated security along with a country club with membership. So make sure you check it out.
Price
The cost of condos are always at a premium price because prices in Ponte Vedra Beach are already elevated and condos are in low supply. (If you are looking for affordable oceanfront condos in St Johns County then you should check out St. Augustine Beach).
Size
Also, condos in Ponte Vedra Beach tend to be smaller in size than the newer luxury oceanfront condos in Jacksonville Beach which has condos over 4000sf.
Other Options
You can still enjoy the beach without living on it! There are public beach access up and down the beach. But if you want to bring your car to the beach you need to visit Mickler's Landing or join one of the beach clubs like Ponte Vedra Inn & Club.
Patio Homes for Sale in Ponte Vedra Beach
Many of our Ponte Vedra Beach residents prefer garden homes. These are low maintenance, 1 story homes on smaller, easy to maintain lots. It is nice compromise between a single family home and condo. Patio homes can be found in all price ranges.

History of Ponte Vedra Beach
Ponte Vedra, or Ponte Vedra Beach, received its name after the founding fathers of Mineral City FL decided that a name change was in order. The beaches around the current town of Ponte Vedra Beach are full of rich minerals, but the name just wasn't adequate in an era that was becoming increasingly tourist-oriented. One of the founders of Mineral Beach read a news article that said Christopher Columbus had been born in Pontevedra, Spain. The story was not correct, but the name was attractive, and it stuck. Ponte Vedra Beach it became.
A Great City with a Strange Name
Ponte Vedra Beach doesn't mean anything. I'm not sure if local legend regarding our name is true. But if you are not from the area then you might of searched the web for for "ponte verde fl", "pointe verde florida" or just "vedra florida" before you found us.

Ponte Vedra Beach Schools feed into the St. John's County School District. Achievement scores on the FCAT are universally high in this district of 28,000 students, ranging from pre-k to grade 12. Some of the most popular schools in all of St. Johns County are located in Ponte Vedra Beach: Ocean Palms Elementary School, Ponte Vedra - Palm Valley Elementary School (referred to as PV-PV) and Ponte Vedra High School.

(Please note in South Ponte Vedra there were a few homes that had issues). During a hurricane that happen at high tide there were some homes on the intracoastal or tributaries off of the intracoastal that were not built high enough and did. This was a rare occurrence. But it did happen.
Does Ponte Vedra Beach get hurricanes?
Hurricanes are annual storms. While a direct hit to the Ponte Vedra Beach/Jacksonville area has not happened since the 60's; we do see storms go up the coast many, many miles out in the ocean. So we typically don't get a direct hit but do get heavy rains and high winds if one is close by.
Are Dogs Allowed on Ponte Vedra Beach?
Yes dogs are allowed on Ponte Vedra Beach at all times (as opposed to other local beaches). They do need to be leashed and cleaned up after.
Does Ponte Vedra Beach have a Downtown?
Not really. Ponte Vedra Beach is mostly suburban with large gated golf communities. The few commercial areas and strip malls are located along A1A. The closest thing to a Downtown would be the Sawgrass Shopping Center which has a couple blocks of shops and restaurants to walk around and window shop.
Are there alligators in Ponte Vedra Beach?
Yes we do have alligators in Ponte Vedra Beach and they are most often found on the golf courses. They come from the Guana Reserve area which is a marshy area off of the Intracoastal Waterway. When you see one you call the wildlife number and they come pick them up to be released back in the natural environment. You don't see alligators walking down the road or anything like that. Just near or in the ponds around the golf courses .
