Why Does A Small Area Have So Many Different Beaches?
Our beaches area is often confusing to newcomers to our area. Essentially we are an island with the intracoastal on our Westside and the ocean on our right. We have 7 different beach "municipalities": Mayport, Atlantic Beach, Neptune Beach, Jacksonville Beach, Ponte Vedra Beach, South Ponte Vedra Beach, Vilano Beach. But don't let this mislead you. From Atlantic Beach to Ponte Vedra Beach it is maybe 20 miles and can be driven in twenty minutes or walked in 3 hours. It is in these areas that most of our Beaches community lives.

Everyone Knows 3rd Street At The Beach
A1A in our area is called 3rd Street in Jacksonville Beach & Neptune Beach. This is a 4 lane busy road with strip centers with shopping & restaurants up and down the street. Thus, you only have 2nd Street and 1st Street on the ocean side (east) of 3rd Street. And in turn, you are within "walking distance" (without crossing a 4 lane road) only if your are east of 3rd Street. Thus, this is the "prime area" for these beaches. (This is opposed to Atlantic Beach and Ponte Vedra Beach which have large land masses east of A1A.) These areas east of A1A in Jacksonville Beach & east of A1A Neptune Beach tend to be older 1950's-1970's with more multifamily (condos, townhomes, duplexes, etc.)

If You Want An Oceanfront Condo You Want Jacksonville Beach
The majority of our oceanfront condos are located in Jacksonville Beach. The condos can be divided into our older condos of 1975-1985 and newer condos 2001-present. The average newer has at least 1900 square feet and is a 3 bedrooms, 2.5 bath. Older 2 bedroom condos start at 1,000sqft with the majority being 2/2 and around 1200 sqft.

Premier Beach Location
Atlantic Beach and Ponte Vedra Beach are the two most expensive areas on the ocean in our area for single family housing. They both have a wonderful history of appreciation and we have clients in both areas that wouldn't live anywhere else. The other "Jacksonville Area Beaches" of Jacksonville Beach and Neptune Beach have more multifamily (condos, townhomes, duplexes, etc.) They also do have a good history of appreciation, but for the most part I would be more inclined to p ut you in the other areas if you wanted a single family home. Mayport Beach is where our navy base is. It is the most affordable areas of the beach but doesn't have too much of a beach access because of the navy base & a large state park being on the ocean. Furthermore, it is our last area of redevelopment and still has a way to go.
Atlantic Beach Is Eclectic, Unique And Fun
Atlantic Beach for the most part is older and is organize with streets & cross streets. What is most unique about Atlantic Beach is that it is largely residential and that you won't find strip centers or other commercial properties once you start into the area north past Atlantic Blvd. Thus no 4 line highways going through the area. This gives this area a nice, unique "relaxed" feeling that is mirrored in the casual, laid back neighborhoods and "beachy" somewhat contemporary architecture and decorating of the homes. This also means you don't have alot of through traffic except for the people in live in the area and that the people on the beach are largely "locals" and thus not as crowded as Jax or Neptune Beach. (FYI: All are beaches are public but it is finding parking and access to them that is the issue.) One of the reasons that this area is so expensive is because most of the homes (especially in the price range you are looking) are within walking distance to the beach!
Atlantic Beach Features
You also have a nice commercial triangle on Atlantic Blvd before you reach this area that has restaurants, bars with live music, coffee house, & boutique shopping. There is also a public playground, baseball fields, playfields, and an experimental theater group.
Atlantic Beach Neighborhoods
The largest neighborhoods in Atlantic Beach are the Selva Marina neighborhoods which is categorized with large lush foliage, oak trees, and towering palm trees. These homes will be built in the 80's and have contemporary floorplans. Then you have Ocean Walk, a newer planned community with community pool & private ocean access. The rest is mainly the streets & cross streets that I mentioned before. These tend to have more narrow lots then the subdivisions.

Ponte Vedra Beach typically has the lowest tax rate out of all the beaches.
Description Of Ponte Vedra Beach
Ponte Vedra was developed in the early 80's. It is largely made of big planned, subdivision with amenities. It does have a number of gated, golf subdivision also. Some of the most popular are Marsh Landing, Sawgrass Players Club and The Plantation at PV. There is a variety of dining, shopping, and culture activities happening up and down the area. You will notice a more refined, manicured look when you enter Ponte Vedra from the other beaches. This is largely due to the strict architectural & zoning guidelines for the commercial areas that require "nice" looking building that has soothing colors, upgraded landscaping packages, and even tile roofs on some areas. Also, there is a nice wide median full of lush green grass & towering palm trees up and down the main drag, A1A.
Ponte Vedra Beach Homes
On the average, you will find a newer, bigger home in Ponte Vedra than the other beaches. This is largely because Ponte Vedra takes up more area and goes a bit further west than the other beaches. However, being in walking distance to the beach comes at a premium price.
Why Ponte Vedra Beach Is So Popular?
One reason Ponte Vedra Beach is so popular is because it is located in St. Johns County & is close to the ocean. St. Johns County is known for having just a little bit lower taxes and an award winning school system. Unlike other beaches in the area, Ponte Vedra only has one public beach access with parking (it has other beaches access with no parking), so a lot of residents join the beach clubs that not only provide parking & access but have a range of other activities and amenities such as dining, workout facility, children activities, theme dinners, educational classes, tennis, golf, pools & more. Or you could buy a property in Ponte Vedra Beach which is east of A1A and thus walking distance to the ocean.

South Ponte Vedra Beach
South Ponte Vedra is approximately 20 minutes from "Ponte Vedra Town Village" area. This has Ponte Vedra most affordable oceanfront starting around $1.1 million for 1500 square feet. It is a scenic area with the two lane, 55 mph, A1A running along the ocean with the Guana State Park on the west side. However, you are 20 minutes from Ponte Vedra's grocery shopping, restaurants, boutiques, golf courses, etc. It is a lifestyle decision whether you would consider this area and the daily commute it entails.

The Parks
You can choose from the new dog park near Wingate in Jacksonville Beach, the water & trail park at Hanna Park, the fishing boardwalk at Huguenot Park, Davis Park for Ponte Vedra, the new skateboard park at Russel Park in Atlantic Beach an numerous other facilities.
The Restaurants
Up and down the beach you will find the best seafood restaurants in Jacksonville. In addition, there are numerous fine & casual dining that makes it one of the top dining spots of the Jacksonville area.
The Entertainment Choices
Musical performances abound here at various venues as do theatrical choices. A new comedy club in Atlantic Beach offers some place to go and laugh. Numerous art galleries hosting art exhibit openings and charity galas. Movies by the ocean weather permitting by the city.
The Festivals
The variety of special events is something to brag about if you live at the beach. Springing the Blues Festival and the Symphony to name a few.

Annual presentation of entertainment free for all.
