Duval County Oceanfront Condos Usually Means Jacksonville Beach Oceanfront Condos
The beaches in Duval County are Jacksonville Beach, Neptune Beach and Atlantic Beach (from south to north). Fun Fact: There has never been a Neptune Beach Oceanfront Condo for sale in the mls. Then you consider there are relatively few oceanfront condos in Atlantic Beach. And you come to the conclusion that if you want the most choices for oceanfront condos then you are looking in Jacksonville Beach.
We get asked "What about Ponte Vedra Beach oceanfront condos?" Even though these condos are in St. Johns County .. they are just 5-10 minutes south of Jacksonville Beach. So there are definitely oceanfront condos in Ponte Vedra Beach but the prices start at over $500,000 and you will get a bigger unit in Jacksonville Beach if you want a direct oceanfront condo.
Atlantic Beach Oceanfront Condos For Sale
There are only a handful of oceanfront condos in Atlantic Beach. And we don't see them on the market often. The oceanfront or oceanview condos in Atlantic Beach include: The Cloisters, Nautilus, Le Chateau, Atlantic towers, Shorecrest and Ocean Village. That may seem like a lot but it's not when you look at Jacksonville Beach. In addition, these are not towering condo buildings like you will find in Jacksonville Beach. Insted there are small 2-4 stories buildings.
Jacksonville Beach Oceanfront Condos For Sale
Jacksonville Beach has the majority of oceanfront condos in Northeast Florida. You can find condos built starting around 1970 and some built just a few years ago. If you really had divide the condos up then you can look at the "older" condos which would be built before 2001 and the "newer" condos which were built after 2001.
Our highest condo towers only go up around 12 floors. So we don't have the super structures you would see in other cities. And this is great! You can enjoy a true beach life without those towering buildings causing large shadows and overpowering the ocean scenery.
Jax Beach Oceanfront Condo Amenities
*Swimming Pool - The majority of condos have a swimming pool. Definitely all the newer condos.
*Garage - Garages are found at the majority of the Jacksonville Beach condos. The big difference is that in the older buildings not every condo owner has a garage. Garages belong to a select few. In the newer condos most units come with one garage space. Please understand this could mean a private garage like in the Acquilus buildings or an underground parking garage where the spaces are open to each other.
*Fitness Center - A fitness center is something that definitely separates the newer and older condos. Hardly any of the older condos have a fitness center. Whereas the majority of the newer condos do have a fitness center. So if a fitness center or fitness room is a must then you should be concentrating on the newer condos (built after 2001).
Three condo complexes stand out for their amenities. In the older condos we have Pelican Point which is the only Jacksonville Beach condo complex with a tennis court. If you are a pool lover then Acquilus II is the only building with a swimming pool on both sides. This means you can sun in the morning in the eastern pool and can sun in the afternoon in the western pool. And finally we have the Costa Verano Condos; the Jacksonville Beach condominium with the most amenities: pool, garage, fitness center, sauna, hot tub, billiards room and small theater room.
Jacksonville Beach New Construction Oceanfront Condos
There are still oceanfront lots where we may see a new condo tower go in. But unless they are already grandfathered in to the Jacksonville Beach building code then the new building won't be more than 35'. This means financially it doesn't make sense for any new oceanfront condo buildings to be built for a while.
Jacksonville Oceanfront Condos as Investments
Why live in Florida if you can't live on the beach? Unfortunately (or fortunately) our waterfront prices keep going up. So we see many oceanfront condo buyers buy a condo now to take advantage of prices and rent it out. Then they can use the unit as a 2nd home or vacation home when it is paid off. Or you can rent it short term and use it when you want.
Oceanfront Condos that allow short term rentals for one week or less: Beachcombers, Beachdrifter, Oceania, Sandpiper, Seaspray and Sunrise.
Jacksonville Beach oceanfront condos with 2 week minium are Seaquest and Vista del Mar.
Jacksonville Beach oceanfront condos with 1 month minimum rental: Las Brisas, Seawind and The Waterford.

Your Pet and Your Jacksonville Beach Oceanfront Condo
Most condos have strict pet rules due to insurance reasons and condo owners wanting to enjoy the beautiful ocean views and not sounds from the neighbor's condo. That means a good rule of thumb to go by is a maximum of 2 pets, dogs under 35 pounds and dogs not on the prohibited breed list.
