That is because St. Johns County is known in our area for having top rated schools and lower property taxes! Plus it is a more suburban environment away from the hustle and bustle of busy Jacksonville. That's right I said Jacksonville and not St. Augustine ... (see below)

The populations have increased in these "merging" areas to a point that they have changed their names from St. Augustine and Jacksonville to Nocatee and the city of St. Johns respectively. Some of the largest golf course communities in Saint Augustine Florida are the World Golf Village and Palencia Golf and Country Club. The World Golf Village has homes, townhomes, 55+ active community and condos plus 2 golf courses. Palencia also has homes and condos plus an elementary school right on campus. Those communities have over 1,000 residents in the area. Palencia and World Golf Village are gated communities. However, there are neighborhoodds right next door if you don't want the gate & the fee. We also have smaller, non-gated golf course communities like South Hampton and St. Johns Golf and Country club; which also happen to both be of CR210 with easy access to I-95 and Jacksonville. So no matter what you are looking home, condo , townhome or land ... we have it available in one of our St. Augustine Golf Course Communities!

We find many large, estate homes in the gated golf communities of Palencia and World Golf Village. After all, in Palencia there are some huge 5,000sf+ homes for over $1,000,000 if that is what you are looking for.
In addition, we do see pricey homes with beautiful views of the intracoastal waterway and oceanfront come on the market. But the most consistently upscale community is Sea Colony on the ocean in St. Augustine Beach. The average home for sale is over $1,000,000 and you can be on the ocean or have ocean access from this security gated community.

Brief History of St. Augustine Florida
St. Augustine holds the distinction of being the oldest permanent European settlement in North America. This area was first explored in 1513 by Spanish explorer Don Juan Ponce de Leon, who claimed the land for Spain and named it "La Florida," which means "Land of Flowers. St. Augustine was so named by Don Pedro Menendez and was established forty-two years before Jamestown, Virginia, and fifty-five years before the pilgrims landed at Plymouth Rock.
Perhaps one of the most important figures in St. Augustine, historically, was Henry Flager. It was Flager who formed much of what is St. Augustine today, including the Alcazar and Ponce de Leon Hotels. It was his vision of St. Augustine as a winter resort destination for wealthy northerners which allowed the community to become what it is today.
Rich in history, the city has a lot of attractions, including the Castillo de San Marcos National Monument, The St. Augustine Alligator Farm, Fountain of Youth, Marineland, the Spanish Quarter, Flagler College, and St. George Street. Single-family homes, condominiums and apartments are available as well as beachfront living on Anastasia Island. Features include fine dining, cafe-style eating, shopping, great golf courses, and sightseeing.
