What are you looking for?
Ultra Luxury - Our highest priced homes will be on the waterfront. Typically our riverfront and oceanfront homes are the most expensive with intracoastal waterfront following closely. Also our biggest homes will typically be on the waterfront.
Luxury - Here you still will find waterfront homes but this will also include homes in the gated, golf communities (of which we have many around the beaches), walk to the beach location and homes in our historic areas like San Marco, Riverside, Avondale and Downtown St. Augustine.
Waterfront - Good news we have plenty of it. We have the ocean, river and intracoastal.
Helpful Waterfront Tips:
-If you want navigable waterfront inside a planned community for a more neighborhood feel, guard gate and amenities then you should consider Harbour Island in Marsh Landing and Queens Harbour Yacht & Golf Club. These are both right off the intracoastal waterway. There are some riverfront homes behind the gate in Epping Forest, but only a few.
-Our most affordable oceanfront homes are located in South Ponte Vedra Beach and South of St. Augustine Beach.
-If you are looking for a direct oceanfront condo then Jacksonville Beach has the most oceanfront condos and the most high rise buildings.
Looking for New Construction?
In 2021 our spec homes really top out around $1.5M and the majority of the upper price range will probably be around $1.2M. So if you are looking for a brand new home over $1.2M that is already built and almost ready then there are going to be few and far between. Your best bet is to find a lot and build or remodel an existing home.
We do have some communities that have ultra luxury homes built at over $1.6M that finished a year or two ago or just finishing; especially in Ponte Vedra Beach. But the chances of someone selling a house they just built is small. But if you see one come up you may want to consider
- An newer home in Atlantic Beach Golf & CC or Pablo Creek Reserve
- Older Communities with some newer homes in them like Queens Harbour, Marsh Landing & Glen Kernan
- Just finished Communities (Brand New) Eventide, Oasis Club, The Palms at Ponte Vedra and The Vista at Twenty Mile
- Under construction communities like Quadrille, Coastal Grove and River Landing at Twenty Mile

Northeast Florida - Population and Demographical Information
This region of Florida is called "Florida's First Coast." The population data recorded in 2007 showed 1,457,666 people residing in the combined counties in a land area of 3,680 total square miles. The median age in the Northeast Florida region is 37.6 years old. Median household income is listed as $63,434.00.
You will find that Northeast Florida is a great place to live because it has so much to offer. There are approximately 80 miles of enchanting white sandy beaches and more than 80 expertly designed golf courses.
The rich history is very unique to the region and there are some historic places you will want to visit, such as St. Augustine, also known as "Ancient City," as well as the Victorian Historic District located Fernandina Beach. Northeast Florida's History
The history and information of times past of Northeast Florida can be amazingly traced back to nearly 12,000 years ago. Northeast Florida was originally occupied by a group of Native American Indians known as the Timucuan tribe.
Modern colonies began forming and evolving in the mid 1500's when a French colony called Fort Caroline was established at the mouth of the St. Johns River. The city of St. Augustine was then founded for the Spanish by Pedro Menendez de Aviles.
Florida became a permanent part of the United States sometime in the late 1800's. Florida's First Coast began to grow in population in the early 1900's, mostly because of the year-round mild climate. People began to settle and build homes along the coast from then until now, establishing the region into what it is today.
