Don't get mad at me.  He said it not me.  But I have to tell you that many Realtors do believe this statement.

Let's say you just inherited $300,000 and you wanted to invest it in the stock market.  Would you go with the new stock broker who just graduated college or the experienced stock guru like Warren Buffet who has a history of success?

Of course you would pick the experienced stock guru with the history of success.  If you saw someone going with a non-experience stock broker you would warn them away or feel very sorry for them.  You know that you wouldn't want the stock broker to learn his job on your dime.

If you have a problem with the IRS are you going to go with the cheapest accountant you can find or do you want the accountant that you know for sure will get you out of hot water even if it is going to cost you a little more?

You would choose the accountant that would get the result you want even if it cost a little bit more.  If this was your friend you would tell them that paying a little bit more make sense because it can save you from owing the government thousands of dollars in back payments and penalties.

But when it comes to your more expensive possession, your house, you will often go with the inexperienced Realtor or the discount Realtor without thinking through the consequences.

If you wanted to sell your home would you go with a new agent that just finished two weeks of real estate school to get their real estate license or with an agent approaching 30 years of experience in selling real estate in Jacksonville? 

Of course you would go with the the more experienced agent.  So let me ask you, did you ask the last agent that sold your home how long they have been selling real estate full time?  If you are like most people then you did not.

Would you work with a Realtor who only has 1 to 5 years of experience and thus has only sold homes in a sellers market?  

Wouldn't you instead want to work with a Realtor who was successful during the high inflation times and during the recessions that are similar to the current market?

Would you use a discount Realtor to put your home on the market with advertising and marketing that fits in the discount Realtor's modest budget?  Or do you want a full service Realtor that will give your home the full marketing and advertising push that your house needs in this current market?

Real Estate is More Than Marketing and Selling.  It is Also Negotiating and Detail Follow Up.

That was just looking at a Realtor's experience and marketing plan.  The real estate process is a complex legal process with required disclosures, contingencies and negotiations. 

  • Once you get the contract signed off on wouldn't you want to make sure the Buyer is fulfilling their duties and is able to close? 
  • And if something goes wrong wouldn't you want the experienced Realtor on your side who has been through these sort issues before and has been able to deals together?


If you choose an inexperienced Realtor then you are risking your sale and potentially thousands of dollars due to poor negotiation skills.

We know that you were told by your friend that the inexperienced Realtor did a good job for them.  But you have to remember that was when houses were selling like hotcakes and prices kept on going up and up. 

Now that the market is serious, you need a serious Realtor.
