A brand new home is the dream of many home buyers, and for good reason. From counter top materials to the number of bathrooms and the fixtures on the walls, you get to hold the reins and make all the decisions. But before you start choosing kitchen cabinets, make sure you don’t forget all of the details involved in buying new construction:

  1. Understand that upgrades can cost you big in the long run. It may be very tempting to say ‘yes’ to every upgrade offered to you, but it is important to understand that upgrades often come with a hefty price. Before you know it your $250,000 home is now $280,000. When choosing upgrades for your Duval County real estate, consider upgrades that will get you a good return on your investment, such as upgraded carpet padding and a second bathroom.
  2. Get a good buyer agent in your corner. A buyer agent that specializes in new homes should be your new best friend, for several reasons: a new home buyer agent is skilled on price negotiation, lot choice and building materials, just to name a few.
  3. Consider all of your finance options. If you are purchasing a new home from a large builder, chances are that the builder will have their own in-house financing company. The in-house financing company may attempt to lure buyers in using incentives and the like. However, the bottom line is that you may get a better loan rate elsewhere. Don’t assume that the buyer’s finance company will automatically hook you up with the best rate. Do your homework and shop around before settling down with one lender.
  4. Get a home inspection from an independent, third-party inspector. Many new home buyers drop the ball on this very important detail, assuming that, because the home is new, that problems do not exist. A home inspection is still one of the best things you can do before purchasing a home.
