Here is a list from Reddit of what Realtor's wished when dealing with home sellers | Advice For Selling
It's not the Holidays yet, but here is a list of items that Realtors wished their Sellers knew or realized as it would result in a quicker sale for more money to the Seller.
#1 Sellers would listen to price suggestions
- Price the home correctly for the condition of the property
- Realtor can give an "As-Is" Price and an "After Fix Up" Price so you can make a decision.
- Expensive repairs like new roof can be paid for at closing so that it doesn't have to come out of pocket.
#2 Give it a Fresh Coat of Paint and a Deep Clean
- First impressions are important. So painting the front door and door frame can be especially helpful.
#3 For a home that needs TLC or more get a pre-inspection and do repairs
- Share the inspection and repair invoices with the Buyers
#4 Move out of the Home so it's Vacant
- Not an easy wish to fulfill.
- Every Realtor has had a Seller who gets stressed from keeping their home "showing ready" and then having last minute showings or showings that didn't show up. If you are not there, then you won't stress out about either of these issues.
- Then you have the Buyers who come back for 2nd, 3rd, 4th or more looks; 3-4 hour inspection, or multiple inspectors at different times, walk throughs, etc. So life is easier for Seller's if their life is not constantly interrupted.
- Virtual Staging. Unless the Seller has kept up with interior decorating trends then using virtual furniture to stage an empty home can make the home look better than when the Seller is there.
#5 Understand if the Home is not 100% then Top Dollar will not be achieved
- What Sellers might see as minor issue can be a major issue to the Buyer. This can be their personal opinion or what their Realtor, Family Member, Friend or Inspector told them. So it's not easy to change their mind once their expert has spoken up. So it is easier to make sure there are no issues to cause problems in the first place.
- And on sort of the opposite side of the coin ... If the Buyer gave you top dollar then they are going to expect more repairs to be done if they came up on the inspection.
#6 A New Roof and New HVAC
- Remember this is just a wish : )
- Insurance co are requiring homeowners to have roofs no older than 10-12 years. Some insurance co may insure but charge a much higher rate. It all depends on who the Buyer's insurance co is and if the underwriter has made any more changes. So having a new roof skips the stress of waiting to hear back from the Buyer's insurance co. We have seen homes go under contract, fall apart, taken off the market for 30-60 days and then come back on the market with a new roof. So iif you have a new roof then you can skip that whole roller coaster
- After a new roof, the next items which comes up most often on the inspection report is the HVAC. Some of the older models can last 20+ years. The new ones just 10-12 years. So if your HVAC is near or at that age then the Home Inspector will be telling the Buyer that it could last another couple of years or could go out tomorrow. Then we have to hope the Buyer is reasonable and doesn't request a new HVAC (if it's in working condition). So it's just another hurdle that often comes up when selling your home. And with a new (or newer) HVAC there are no issues.
So Where to Prioritize Your Realtor's Wish List?
If a Realtor was going to rank these then pricing it right is the most important out of all of them. You can price it for the condition the home is in. That being said, homes that are not "Selling Condition" do typically take longer to sell. So please keep that in mind.
