This is it, you’ve decided to stop renting and purchase a home.  It’s exciting, and it’s scary all at once.  Big steps, big numbers, mind numbing forms, stacks of contract papers, and still, in the end you have embraced your dream of owning your very first home!

First Steps

Look at what you are paying for rent, determine how much more or less you would be comfortable with for a mortgage payment.  Get that figure firmly in your mind.  Think about it carefully.  Write it down.

Now, hit the yellow pages book or go on-line and look up mortgage lenders.  Interview several.  Talk, ask questions, and if you are not happy with the answers try the next in line.  If none of them give you answers that make you happy, look at your circumstances again and make sure you really are in a position to make this move.

If you find someone who is open, honest, forth-coming with answers, and thinks they can work with you, great.  Give them your carefully thought out number and see what they can do with it.  Conversely, ask them what you qualify for and see how close it comes to your magic number.

Realtor or No Realtor

Good question.  The majority of sellers you will be dealing with about Jacksonville FL real estate will have a selling agent.  A selling agent is under obligation to the seller to get the best deal for the seller possible.  It is recommended that you look into finding a buying agent.  This is someone who is contracted to you to assist you in getting the best deal.

Most agents will do both buying and selling. The main thing is if the agent you are with is contracted to you, then they will be working for your best interest.  

Don’t Rush

Unless there is a major reason to hurry up and decide, take your time finding your home.  Look, and get a feel for the features of the house.  Think about how much yard you really want, if any at all.  Consider all your options and listen to your heart.
