With that said, there are a number of things you can do to ensure your closing is a smooth one:
Know What to Expect
If you are a first-time homebuyer, make sure to talk to your loan officer or queens harbour real estate agent and begin asking questions on what to expect at closing. Ask them what you need to bring, what they will provide, and if all of the paperwork has been received and is ready to go. Never assume everyone has their act together.
Have Exactly what You Need
If the lender needs six months of bank statements from you, and you can only come up with four months’ worth of statements, speak up early and let the lender know your issues. Don't wait until closing day to bring up any issues you may encounter regarding the loan documents and supporting papers requested by the lender or closing company.
Review your Documents before Closing
By law, your lender should provide you with your closing settlement statement – also referred to as the HUD-1 form – at least 24 hours before closing. Take out the good faith estimate you received from the lender when you applied for the loan and compare the two documents. Immediately contact the lender if you have any questions or concerns regarding the closing settlement statement.
Bring a Certified Check
A personal check is not sufficient for closing purposes. You must bring a certified check in the exact amount due at closing. Double check with the settlement company regarding the exact amount required at closing so there won’t be any surprises at the last minute.
