A comprehensive home inspection is an important step in the home buying process, and can often make or break a deal. It is therefore in your best interest, as the buyer, to secure the services of a qualified home inspector to thoroughly inspect your new Jacksonville Beach property.

What does a comprehensive home inspection include?

    • Roof – In addition to the roof, the roof inspection will likely include the gutters, downspouts, vents, flashing and the chimney. An inspector will likely check for missing shingles or signs of excessive wear, although he may or may not climb onto the roof to perform the roof inspection.

    • Foundation – The home inspector will likely check the exterior of your Jacksonville Beach home’s foundation, as well as the interior basement walls and crawl spaces. The inspector will check for signs of cracking, bowing, moisture damage or other signs of damage.

    • Exterior – The exterior of your Jacksonville Beach home inspection will include the siding, the windows, the doors, decks, steps and porches. The inspector may be searching for rotting or damaged siding, non-working windows or window damage, poorly constructed decks or other signs of dangerous conditions and uneven, cracked or unsound steps and porches.

    • Interior – Your interior inspection will likely include all interior doors, windows, walls, ceilings, stairways, staircases and garage doors. From signs of structural damage on the walls and ceilings to dangerous or loose staircases, the interior inspection typically covers all structural elements of your home’s interior.

    • Plumbing – A plumbing inspection will include toilets, sinks, bathtubs, shut-off valves, faucets and sump pumps. An inspector will likely check for properly functioning sinks, toilets, valves and faucets, as well as any other signs water damage or plumbing fixtures that are not up to code.

    • Electrical – An electrical inspection will likely include an inspection of the home’s meter box, panels, breakers, fuses and circuit breakers. The inspector will also check to make sure your home is up to code.

  • Heating/cooling – A heating and cooling inspection will cover all aspects of your home’s heating and cooling system to make sure it is in proper, working order.
