1.  Not Getting Pre-Qualified

There is nothing like getting the perfect offer accepted then finding out that you can’t get the mortgage.  Don’t be out all that valuable time you spent searching for the perfect home!

 

2.  Telling Too Much To the Seller


 
Talking to the seller can be a great way to search for useful information to use in negotiations.  However, the seller can just as easily get information from you that would be harmful to your own negotiation position.  So never let the seller know that you need to make a decision in a hurry or that their home is way better then anything else you saw. 

 

3.  Letting Emotions Get Involve

Your nerves and patience will be tested if negotiations with the Seller go excessively back and forth.  Don’t let your frustrations make your decisions for you.  Your Realtor will be able to guide you and give you a sounding board to make sure all interactions with the Seller are without a negative context that can ruin the deal.

4.  Not Justifying a Lower Offer

There is nothing wrong with giving a low offer.  However, it is easier to get the offer accepted if you can show that the price you are offering is reasonable.  This can be done by showing the Seller that other homes on the market are selling at the price level you are offering.  You can also justify your lower offer if there are repairs needed.
