9 Ways to Sell Your Home For More

Sell Faster & For More! Increase Your Homes Value!

Prepare Home to Sell

Improving your home before placing the home on the market benefits you two ways:

  • Higher Price
  • Quicker Sale

While there are many improvements that could probably be made to your home. Unfortunately in the real estate world you don't get dollar for dollar return for improvements. In fact you are lucky to get 50% - 75% return. So that is why improvements should be done for your enjoyment and not resale.

But the good news is that there are cheap and affordable actions you can take to get your higher price. In fact you actually make money by doing this actions. So put away your wallet and roll up your sleeves.

#1 - Clean, Clean & Clean Again

Yes you can hire a crew to come in and clean. And you may decide to eventually do that. But you should first go through each room and de-clutter. That is not something your cleaning crew can do for you.

De-Clutter

So start with the small knick knacks and he frame photographs. Pick and choose. Get some boxes out and start pre-packing. You want just the minimal out and displayed.

If you are not sure then pull up some pictures of model homes to see what they are doing or ask your Realtor.

Once you have done the small stuff then move on to the larger items. Re-arrange your furniture into conversation zones. Make sure the room is focused on a focal point such as the fireplace or view. Get rid of oversized pieces. Move it, pack it or put it away for the next house.

#2 - Look on the Brighter Side

Unfortunately you will have to spend money here. But it is well worth it. You need to brighten the lighting in the house through:

  • Brighter bulbs
  • More lamps and light fixtures
  • New light fixtures

#3 - Get Handy

Every home buyer has some some HGTV home shopping show. They have seen the buyers pick apart a home. They have seen the Realtors talk about staging. So it is every home buyer's expectation to have a move in ready home.

So start in your front entry and go room by room seeing what needs to be fixed. This includes electrical, plumbing and cosmetic issues. Get handy or call on your handyman to get started. Not only will your home show better and sell for more. But you will ease any home inspection issues that will come up.

#4 - Improve Your Curb Appeal

You don't want a buyer driving up to your house and deciding they want to pass because your lawn is out of shape. So mow your lawn, get rid of weeds and mulch your beds. If you have trees blocking the windows then trim them. You get the added bonus of better views and lower heating bill!

#5 - Shag Is Not in Style

Have you looked at your flooring lately? If it is worn, stained or just out of date then it is worth fixing up or replacing it. While wood floors is definitely the buyer's preference, new carpeting can work just as well. Or if you are really lucky then you can get away with just a good chemical cleaning.

#6 - Paint the Night Away

In my opinion this is one of the top actions you can do to improve your home. Get rid of the personal colors on the walls. Use brighter colors that will reflect light. If you have a favorite color then have it on a throw pillow or in a painting. Remember when you decide to sell it becomes the new buyer's house and not yours any longer. So cut your ties and do what you need to do to sell quicker and for more money.

The best part about painting is you can do it yourself. Or even better bribe your friends with pizza and wine to come over and help!

#7 - Splish, Splash Give Your Home a Bath

Pressure washing the exterior and the gutters will give your home a new look. Over the years mold and mildew will grow in the areas that don't get sun.

If your home still has a dated look then paint the windows & trim. This new splash of color will add the accent the front of the home needed to stand out.

#8 - Improve the 2 Most Important Rooms

Buyers are going to concentrate on your kitchen and your bathroom. If you were going to spend extra cash to fix up your property then this where you should do it. Start with the cabinets and refinish or paint them. Then add new door hardware. Finally new countertop. In the Kitchen add stainless steel appliances.

#9 - Show Your Home In the Best Light

Good pictures of your home are a must. Over 90% of Buyers will see your home pictures online. If the pictures don't attract them then they won't take the next step and make an appointment to see your home.

New technology now allows us to make a 3D floorplan for buyers to wonder through your home. Video walk throughs that are better than being there in person. Look for a Realtor that is tech savvy and will display your home in it's best light.
