You should only place your Jacksonville or Ponte Vedra Beach home on the market if you are serious about selling. This is a not a market where you can go, "I will sell if I get my price...". Don't waste your time getting your home in selling condition, because prices are not what they use to be.

Stage Your Home

 

Not only should the home be priced competitively it, should be staged to sell. This means turning YOUR house into a house for EVERYONE.   • This means de-clutter the house and throw those extra items in storage or worst case the garage. You don't want the buyer to think that your home has no storage space.
  • Tone down the personalized colors. What might be your favorite shade of blue, might not be the Buyer's.
  • Make sure the house smells good. Have pets or smoke? Look into carpet cleaning and air duct cleaning. Or take it to the next level with new carpet & pad and new paint on the walls. Nothing turns off a buyer more then having bad smells.
  • Leave the home for showings. You want the buyer to feel like it is their home when they come visit. They can't when you are there. They can't even talk openly with their spouse and realtor about what they like and don't like.

 

 

Listen to Your Realtor

 

Your realtor gave you good advice when listing the home.

 

There was a price recommendation based on not only what is on the market in the neighborhood, but also what is selling and what has sold in the neighborhood. In addition, attention should of been given to comparable neighborhoods.

In a Buyers Market we will see current homes on the market selling for less then what has sold. Be prepared for this!

There should of been staging tips given from your Realtor. Did you do them? And did the feedback from showing mention more items that can be addressed? Why pay that monthly mortgage payment over and over again when you have direct feedback from Buyers telling you what is wrong. Fix everything that comes up!

If you feel like you are always the bridesmaid and not the bride then you should go back and re-visit your pricing and staging strategy. While location, location, location is the Real Estate mantra, in today's Buyer's Market Price and Condition rule the day.
