In Northeast Florida it is customary for the Seller to pay for title insurance. This is contrary to the normal way it is done it other parts of the country.
Here´s How to Save Money!!!

In order to save you MUST have a current Owners Title Insurance Policy that was issued in the last 3 years. (Meaning you have bought your home or refinanced your home in the last 3 years).
Reissue premium rates:

Amount Insured Reissue Cost New Issue Cost
$0-$100,000 $3.30 per thousand $5.75 per thousand
$100,000 - $1,000,000 $3.00 per thousand $5.00 per thousand
$1,000,000 - $10,000,000 $2.00 per thousand
Here is how you save:
When refinancing your new loan amount is $425,000. Your previous title insurance policy was in the amount $300,000.
You save money based on the prior issued policy amount:
Reissue rates on the $300,000:
$100,000 x 3.30 = $330
$200,000 x 3.00 = $600
$930 for reissue
Remainder of title insurance to be issued:
$125,000 x 5.00 = $625
Total Insurance cost with Reissue credit = $930 + $625 = $1555
Cost of new policy in the amount of $425,000 without reissue credit:
$100,000 x 5.75 = $575
$325,000 x 5.00 = $1625
$2200
Savings of $645!!
