#1 Meet with Your Realtor

You are going to meet with your Realtor where they will look at your home, discuss pricing, develop a marketing plan and sign the listing agreement.

Initial Walk Through

Walk through your home in order to get a feel for your floorplan, lot, view and upgrades.

Develop a Price

Sit down with you and review the recent sales and your current competition. Your Realtor will have suggestions on the price.

Be aware that you set the price. So speak up. If you can justify a higher price because of a feature of your home then it reasonable to be priced higher. Just be aware that there isn't a 100% return on your upgraded property feature. Your $100,000 Kitchen upgrade might only be worth an additional $40,000. And your new roof might only be worth a couple thousand. After all, you needed a new roof and the home inspection would of picked it up. So discuss with your Realtor.

Be aware that 80% of your marketing comes from pricing your home correctly. Over pricing your home and having it on every billboard on town is not going to sell your home.

Create a Custom Marketing Plan

After walking through your home your Realtor will be able to see what is special and unique about your home. They will know what features will be written up in the ads. The photos they want to make sure the photographer takes. They will know the lifestyle they want to sell.

They will demonstrate and give you examples of the websites, social media accounts, video, virtual tour, feature sheets and other promotional material.

Take special note that over 92% Buyers look at home on the internet. So you want someone tech savvy who will not only use a professional photographer for display on the internet but also a wide network on twitter, google+ and facebook.

Sign the Listing Agreement

The listing agreement will spell out the start date, end date, commission you will be paying and the listing price. Often we sign a listing agreement before we are ready to market the home. This gives us time to come in, do home preparation and stage the home.

#2 Prepare Your Home

This is cleaning, decluttering, depersonalizing, pre-packing, landscaping and doing any needed repairs. Your Realtor will have a list of items they think you should handle in order to get top dollar for your home.

#3 Market Your Home

This is when the magic happens. Your property will be put in the mls and ads will start rolling. You will be provided with copies of all the ads, websites and even given facebook post you can alert your friends about your home. Showing can start to happen as soon as the property is entered into the mls.
