However, potential condo buyers & investors should make sure they review a couple key points about the condo to make sure it will work with their objectives. That is why it is Florida state law that new construction condos give the buyer a 15 day review period to review & approve of condo doc after receipt of the condo docs and resale condos have a 3 day period to review & approve of condo docs after receipt of the condo docs. Please note that if you do not approve then it is up to you to let your realtor know in writing so they can send it to the seller.

In reviewing the condo docs condo owners & investors will want to pay special attention to the rules regarding:

  • Rentals: minimum rental term & if approval needed
  • Pets: size & quantity
  • Cooking on the balcony
  • Satellite Dishes allowed & ability to place them in the right place

You Pay "Condo Fees" When You Own a Single Family Home
