What You Must Review in the Condo Documents
However, potential condo buyers & investors should make sure they review a couple key points about the condo to make sure it will work with their objectives. The answers to these questions can be found in the condo docs for the condominium. That is why it is Florida state law that new construction condos give the buyer a 15 day review period to review & approve of condo doc after receipt of the condo docs and resale condos have a 3 day period to review & approve of condo docs after receipt of the condo docs. Please note that if you do not approve then it is up to you to let your realtor know in writing so they can send it to the seller.
In reviewing the condo docs condo owners & investors will want to pay special attention to the rules regarding:
- Rentals: minimum rental term & if approval needed
- Pets: size & quantity
- Cooking on the balcony
- Satellite Dishes allowed & ability to place them in the right place
You Pay "Condo Fees" When You Own a Single Family Home
In comparing Condos v. Single Family most people are concerned about the Monthly Maintenance fee for a condo. However, this fee can be explained and even look to be a good deal if you itemize what is included in it ( * =please verify with condo association that these items are included)
- Structural Insurance (homeowner would still get insurance for interior but not required)
- Pool Maintenance
- Lawn Maintenance & Watering
- Periodic Maintenance e.g. Exterior Paint
- *Cable (not always)
- *Water & Sewer (not always)
