Before you tell your realtor you are looking for a second home or vacation home, let me put this thought in your head: Do you plan to vacation there occasionally and rent it out the rest of the time? It could be a vacation for a day, a week, a month, etc. But this makes all the difference in what you should be looking for in your next property.

If you want to look for a "Vacation Property" then there are only a select group of condos available that do allow short term rentals in Jacksonville and Ponte Vedra Beach and have the amenities that would attract a short term tenant.

On the other hand, if you do look for a "Vacation Property" that is a single family home in the Northeast Florida area then you will be looking for something on the ocean or just off of the ocean in order to attract someone on vacation.  This puts you in a high dollar range of property values.  A prime example would be the smaller single family homes in Sawgrass Country Club in Ponte Vedra Beach or some Oceanfront Homes in Northeast Florida.
