Getting Your Home Sold

We will offer you the marketing difference you have been looking for...

Over the past decade, our world, and particularly the world of house hunters has become increasingly digital (although it is not like how you see it on HGTV). Consumers are going online at a rapid pace to look for information to support their buying decisions.

In the 2012 NAR survey of Home Buyers they found over 90% of Home Buyers used the internet to search for a home. In fact the top nine sources that a buyer used to find a home were:

  1. Internet 42%
  2. Real Estate Agent 34%
  3. Yard Sign 10%
  4. Friends, Relatives or Neighbors 6%
  5. Homebuilder or Their Agent 5%
  6. Directly from Seller 2%
  7. Print 1%
  8. Home Book or Magazine Not Rated

So by maximize your marketing on the Internet and on the mls you reach 76% of Home Buyers. Then just by placing a sign and using social media let your friends, relatives and neighbors know about your home you would capture 99% of buyers out there. So any emphasis placed on print advertising is really going after just 1% of buyers.

At the Phyllis Frankel Realty Group we know this for a fact. After being in business for over 20 years I have seen the come and go of many popular media platforms. We were the front page in the local real estate magazines for many, many years. But the dwindling response from those marketing mediums led to their demise. What was once 100 page books now are barely 20 pages. Compare that to the latest Nielsen estimates that states that social media and blogs reach 80% of active internet users (of which there are 245 million).

It's essential in this market to have great ad copy. This is more than just listing the great features of your home. And it is something we really excel at!

how-to-write-real-estate-copy_topper_400

In selling a home in today's market it's about writing a story. It's painting a picture of living in the home and the upgraded lifestyle you will have ... not just listing features and adding adjectives.  This is created through finding out what you enjoyed about living in the home, special features that are not apparent to someone walking through your home and our own personal knowledge of what buyers are looking for to sell your home. For example we would examine and explore: Is your home walkable to somewhere? How does the floorplan feel & flow? What are considered upgrades to the buyer? Specialty materials used? Brand names that people will recognize? Custom built features? On trend features? Kitchen upgrades and luxuries? Anything else that will differentiate you from the competition? That is what we are looking for and what we will use to make your home stand out in our ads and pictures.
