How to Prepare for a Perfect ShowingPosted by Carey Frankel on Sunday, February 5th, 2012 at 11:18pm.
It is always a good idea to take the time to ensure that every showing is a perfect showing for Ponte Vedra beach homes. Although you can’t ultimately guarantee that every buyer who walks through the door will fall in love with your home, there are a number of things you can do to increase your chances of success.
For a perfect showing, you should consider:
· Hiding all of your extraneous belongings – From the shoes and coats in the foyer to the homework on the dining room table and the dishes in the sink, your personal belongings should not be out on display during showings. Round up the family and enlist them in quick clean-up. Put away mail, bills and other personal financial information, and make sure your entry way isn’t a catchall for your family’s shoes and outerwear and your bathroom countertop isn’t littered with toothbrushes.
· Clearing large pathways – Visitors should be able to move freely throughout your home without fear of tripping over something or squeezing past ill-placed furniture. Before a showing, walk through your home and try to envision it as a buyer would. Move furniture out of the way, clear hallways of shoes, magazines or toys, and make sure visitors can easily walk through all rooms of your home.
· Opening blinds and turning on the lights – A dimly lit home does not show well, so a quick walkthrough is likely in order. Open all blinds in the home, pull back the curtains and turn on lights in every room. A well-lit home will always look larger and more inviting.
· Setting out refreshments – A good strategy for a great home showing is to set out refreshments for your guests. Cold drinks, bottles of water and a small plate of crackers or cookies are always welcomed by visitors, and they just may make potential buyers stay a little longer so they can appreciate what your home has to offer!
