One of the best things you can do as a first-time home buyer is to educate yourself on the process of buying a Ponte Vedra home, which includes obtaining the all-important mortgage loan.

Many first-time buyers come to the table unprepared when applying for a mortgage and, as a result, are quite surprised when their loan application is denied.

With that said, your job as a first-time home buyer is to understand that many things that may affect your ability to obtain a mortgage

The following tips will better prepare you for the loan application process:

  • Let the lender decide how much money you can afford, instead of applying for a loan that you cannot realistically afford. Obtaining a pre-approval letter through your lender is the easiest way to begin the home buying process.

A pre-approval letter is essentially a letter which states that the lender is comfortable lending you a certain amount based on your income and credit, among other things.

  • Take the time to gather together all the documents you may need to begin the loan process. Ask the lender ahead of time what you will need so that you will come to your loan meeting prepared and ready to go.

Just some of the documents lenders require include pay stubs, tax returns, investment statements and bank statements.

  • Take the time to understand the types of loans that are available, and ask questions if you don’t understand something. As a first-time home buyer, there will be many terms thrown at you – many of which you will not understand. It is therefore up to you to constantly ask questions so that you are able to make the most informed decisions regarding your mortgage loan.
  • Understand your credit and how it can affect your loan approval. Before beginning the mortgage loan process, take the time to review your credit report and understand your FICO score. Also, be prepared to explain any errors in judgment on your credit report to your lender.
