Maximizing your Jacksonville Beach real estate rental property is not as easy as it seems. Charge too little and lose money. Charge too much and the property may sit stagnant on the market for months, one again resulting in a loss of money.

Is there a secret when it comes to renting out your Jacksonville Beach rental property? You bet. The secret is to do your research before setting a rental price.  Setting a rental price does not mean choosing a price you hope to get for your rental property, or even what you need to get for your rental property. It’s all about setting a price that will attract tourists to rent your Jacksonville Beach real estate. The following factors should be kept in mind when setting a rental price:

1.       Location – You’ve heard it before. Location, location, location. And this holds especially true when dealing with vacation rental properties. The difference between a home on the beach versus one that is several blocks away can often be thousands of dollars. The same holds true for the distance between the home and a popular tourist destination.

Do your homework and find out what other comparable homes in the same area are demanding.

2.       Hotel Rates – Checking the rates at nearby hotels can often prove useful when pricing your Jacksonville Beach real estate. You must remain competitive, to some degree, with nearby hotels, as tourists are likely to pass up a rental home in favor of a hotel if the price for the hotel is significantly lower.

3.       Amenities – The rental price for your Jacksonville Beach rental property should reflect the amenities and features found throughout it. In particular, the quality and condition of the property’s amenities. This is one area that you may choose to focus on before renting out your property. Pay attention to the washer and dryer, the home’s electronic equipment, including televisions, whirlpool tubs and swimming pools.

You will also need to decide on a minimum stay for your guests, if you will offer discounts for longer stays during the off-season, where the holidays fall throughout the year and when to charge your peak season rates (checking the local school calendar is often a good start).
