Seller Tips: How to Make the Most out of Small Spaces

There are many things you may be able to change about your Jacksonville Beach home before listing it for sale, but room sizes aren’t one of them (unless, of course, you start wielding a sledge hammer).

However, when it comes time to sell your Jacksonville Beach property, there are quite a few things that can give the appearance of more room.

  • Clear out the clutter. There is no easier way to shrink the size of a room than to fill it with “stuff.”  The word “stuff” in this instance means anything that does not serve a purpose, or is too large for the space.

Examples may include too much furniture, too many large pieces of furniture, knick knacks and general clutter.

  • Paint the walls a fresh, neutral color. The old adage of avoiding dark colors does apply to small spaces. However, you can choose to paint a darker color along one wall for a punch of color, while keeping the other walls a lighter, more neutral color and still achieve the same effect.
  • Move the furniture away from the walls. Arranging furniture in the center of the room, away from the walls not only gives the illusion of more space, but also adds interest to the room.
  • Bring in mirrors. Large mirrors, angled to reflect the room’s natural light, are an inexpensive, simple way to give the feeling of more space. Speaking of natural light…
  • Open up the windows and let natural light stream into the space. A dark room automatically appears smaller. So, before open houses and showings, open the blinds the throw back the curtains.
  • Add lighting to dark corners. A dark corner is not only uninteresting, but it also gives the feeling of a small, cramped space. Opening up dark corners by placing uplighting or task lighting (consider a table lamp atop a small end table) is a great way to add warmth and vibrancy to any small space.
  • Choose your accessories carefully. Accessory selection becomes much more of an art form in a small space. If decorating isn’t your forte, just remember that, when dealing with a small space, less is more. Do not, however, be intimidated by larger pieces of artwork or accessories. A few, larger items look far more pulled together and less cramped than several, smaller pieces.
