Buyer

Purchasing a new home that has been recently constructed is a dream of many homebuyers. The idea of a brand new, never-lived-in home is appealing to many buyers that don’t want the hassles, problems and decorating styles of previous owners.

Although purchasing a new construction has its share of benefits and perks, it is important to understand that the purchasing process may be slightly different from a typical home purchase.

About the Builder’s Sales Agent

For starters, a builder’s sales agent will likely be your first point of contact and will likely be the person who attempts to sell you the Jacksonville Beach property. It is important to keep in mind that purchasing a new construction using only the builder’s sales agent may not be a wise decision.

A builder’s sales agent works for the builder, and will make a commission on the sale. He or she will also likely recommend – strongly – upgrades and upgraded packages. If you are unsure of the process of purchasing a new Jacksonville Beach property or if you simply want an agent who represents you – not the builder- then it is best to hire your own agent.

Finding a Qualified Buyer’s Agent

When searching for a buyer’s agent, you’ll want to find an agent who is skilled and knowledgeable about new construction. He or she can educate you and help you navigate the process of purchasing a new construction.

Considering your Lender

A builder will also likely encourage you to use their lender. Again, it is important to recognize that the builder’s lender may not be the best fit for you. Research your options and, by all means, make sure you get the possible loan rate. This may be through your local bank, credit union, or perhaps through the builder’s lender. But you must research all of your options before automatically choosing the builder’s lender.

Find Out more About the Builder

Finally, before considering a new construction purchase, research the builder and find current homeowners who have worked with the builder. A builder’s reputation will likely be extremely important, both in the quality of the workmanship, as well as in customer service (i.e. ., tending to any problems that may arise in a timely manner). Checking the builder’s warranty program carefully is also another important step when researching the builder.
