How to Choose a Plan & Lot with A Builder?

Narrowing the choices that you have to what would be best for resale value is one of the biggest benefits of working with a Realtor when looking at new construction.
Here are some things your Realtor will suggest:
- Square Footage matters. It is expensive to add on later so buy what you need. However, it is best to be in the mid-size of the neighborhood. You will get better value for the largest house but the appreciation might not be there in the future as compared to other neighborhoods. On the other hand, the smallest highest might have a hard time selling because the neighborhood value pushes it way above the value of similar size homes outside of the community.
- Everyone needs a bath. Again plumbing is expensive to add in the future. Teenagers like to have their own bathrooms. Plan ahead and pick out enough so you won't want to move too soon in the future.
- Location in the community. Don't be backing up to busy streets. Try to get a view that will stay a view. Try to stay away from the major ingress/egress streets of the neighborhood. Try to get a backyard and not a huge side yard or front yard instead.
There are many more tips, but you get the idea.
After all, the builder will pay the Realtor the commission to help you out. And with any national builder the price is going to be same whether you use a Realtor or not. So why not have the extra help?
