Did you Remember to…? (Your Checklist for a Great Open House)

Preparing your Ponte Vedra Beach home for an open house is an important part of the selling process, and can often make or break a buyer’s impression of your home.

It just isn’t enough to leave during your open house. Instead, there are a few things that demand your attention before the first potential buyers walk through the front door.

  1. Empty the sink – Please, please, please do not leave last night’s dirty dishes sitting in the sink! No matter how great your newly renovated kitchen looks, a buyer’s attention will be immediately drawn to your dirty dishes, which will leave a not-so-positive impression.
  2. Open the curtains/blinds – Dark rooms, void of natural light, are simply uninteresting and unwelcoming. There is no better way to breathe new life into your Ponte Vedra Beach home than to let natural light flood the rooms.
  3. Pick up the clutter – OK, so this may sound like a no-brainer, but the fact of the matter is that your clutter is the best way to detract from your home. Clutter makes a room seem smaller, makes the seller seem neglectful and makes the home appear unkempt. All three of these factors are certainly not the impression you want to make on potential buyers.
  4. Remove any personal items – If you have any bills, bank statements, personal letters or financial information laying around, now is the time to remove it. Although a real estate agent will likely accompany buyers as they tour your Ponte Vedra Beach property, it is best not to leave any personal information out and readily available to the people touring your home. Personal items should also include jewelry, money, blank checks and any items of value to you.
  5. Remove the pets – For a great showing, take it from many real estate experts and take Fido or Fluffy with you. It is important to remember that (a) not everyone are pet lovers and (b) it makes the process of touring your home all the more difficult if there is a barking dog around.
  6. Remove the pets’ belongings – Along the same line as removing your pets, you should also remove any pet dishes, toys, beds and litter boxes.
  7. Make the beds – A simple, easy way to instantly make a good impression is to simply make the beds of your Ponte Vedra Beach home. An unmade bed makes a bedroom look unkempt, while a made bed instantly makes any bedroom in your home appear neat, tidy and pulled together.
