Common Mistakes that Sellers Make (and How to Avoid them!)

As a homeowner, you may be unaware that the process of selling a home (especially in today’s market) can be lengthy and exhausting.

If you are prepared for everything that can be thrown at you, so to speak, then you will find the whole ordeal to be far less exasperating and frustrating.

The following list details what NOT to do when selling your piece of Duval County real estate:

  • Don’t underestimate the amount of time it may take to sell your home! If you think selling your home will take a couple weeks from start to finish, think again. From listing your home, to finding a buyer, to negotiating and accepting an offer, and sitting down at the closing table, it may take a few months.

Also, remember that many things may also hold up the process, such as financing, making repairs on the home, or losing potential buyers.

  • Don’t neglect your home and expect to sell it! Plopping a “for sale” sign in the front yard does not end your involvement in selling your Duval County home. If you expect to command top dollar for your property, and if you expect to generate any kind of interest you will need to clean it up, clear out the clutter and perform, at the very minimum, basic home repairs.

Otherwise, you may be wasting your time and losing potential buyers by turning them off the minute they walk through the door.

  • Don’t take the process of finding a good real estate agent lightly! You have an obligation, as a seller, to find a highly qualified real estate agent that: (1) understands the market and has significant experience selling homes in your area; (2) is highly qualified and a has a good track record to show for it; and (3) understands your goals and is attentive to your needs as a seller.

Don’t ever underestimate the power of a good real estate agent when selling your Duval County home!
