Here are a few important, seasonal home maintenance tips for your Duval County real estate that will not only be easy to implement, but the savings may be applied to your mortgage.

Replace or Clean Your Furnace/AC Filters.

This should be checked once a month and you should replace or clean as needed. Some filters are reusable and can be taken out, sprayed with a hose and re-inserted. Dirty filters lower efficiency of your heating and cooling systems, increasing operating costs and causing damage.  Annual maintenance includes having a professional heating and cooling contractor perform a checkup on your system.  Waiting until something breaks or does not work will definitely be pricey.

Repair cracked, broken or uneven concrete

Preventing guests and family members from slipping, tripping or falling is in everyone’s best interest. In addition, chances are that cement that you do not repair now will only get worse if left unattended.

Check for damage to your roof

Winters can be very tough on many states, leaving behind lingering entrails of its presence.  Look for needed repairs, broken or cracked shingles, flat spots where water fails to drain and clogged gutters.  Water causes some of the highest damage values to a home.

Check your water heater.

Check around the base of your water heater for evidence of water. If newer, draining the water periodically will prevent leakage and rusting at the bottom.  Old water heaters are best left to skip this step, for the sediment being removed from the bottom may cause a rusted base on an old heater to disintegrate even faster.

Clean the clothes dryer exhaust ducts and space underneath.

Built up and clogged lint in the exhaust duct can cause fires and wear out the heating elements in your dryer.  Loads of washing throughout the winter is going to take its toll, but cleaning the exhaust ducts will extend the life of the unit.

Keeping your Duval County real estate homes up to par is good advice that will save you money in the long run.  A little upkeep goes a long way.
