Located on 1,450 acres of picturesque, rolling grasslands and marshlands in St. Johns County in northeast Florida, Palencia is nestled along the west bank of the Intracoastal Waterway and is close to historic St. Augustine and the exciting opportunities of Jacksonville.

Once completed, Palencia will boast 3,300 palatial homes, condominiums and apartments, as well as 900,000 square feet of retail and office space and outstanding amenities, including a championship golf course.
Palencia, upon completion, will be comprised of different, residential communities, each of which will include parks and open spaces. The centerpiece of the community will be a Village Center, which will also be a main entry to the community’s roadways, sidewalks and bike paths.
Hines, a privately owned, international real estate firm, began testing green technologies in the early 1990s, and has been actively involved in the development of the U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) programs.
To date, four Hines projects have been LEED certified, 10 have been pre-certified and seven are registered with LEED's various programs.
