We are getting many people calling us to list their Northeast Florida home because their first Realtor could not sell their home. These Home Sellers have wasted their time with their previous Realtor, missed out on the market and potential lost that home they were going to buy.
In reviewing the reasons why their home didn't sell the first time we focus on:
The first two items, price and condition, you (The Seller) control. However, Marketing is totally under control of the Realtor ... and we are amazed at the laziness we are seeing in our Northeast Florida real estate community.

So we are absolutely amazed when we are looking at Jacksonville homes , St. Augustine homes and Ponte Vedra Beach homes and see that they only show the front picture of the home. These are homes that have been on the market over 6 months! That is plenty of time to take more pictures or hire a photographer to take more pictures. These are gorgeous homes with beautiful kitchens, stunning dining rooms and scenic backyard views! It's not the case of a Realtor not taking pictures of ugly rooms because it would hurt the market, It's just the opposite!
It doesn't matter how much internet advertising your Realtor is doing if your home doesn't have pictures that will make a Home Buyer say, "That home is gorgeous". Buyers will skip your home and look at other homes that they can see more pictures of. Buyers don't want to waste their time looking at homes that they know they don't like the interior look of or the backyard views. Buyers will just assume your home has negative features since the Realtor didn't include any pictures on their internet advertising.
Another problem we have seen that goes hand in hand with only a single picture in the MLS is that the descriptions of these homes are many times bland and non-descript. There is nothing in them that differentiate your home from the many, many other homes on the market. These descriptions are what Realtors review in order to decide to show your home to their Buyers and what Buyers see when they are sent properties to review from their Realtor. You need to sell your home in its description in the MLS. If not Realtors and Buyers will skip over to the more exciting home that sounds like it offers more!
This property description in the MLS is an Ad. And if this is how your Realtor writes their property ads, then chances are the rest of their ads are just as pitiful. With poor marketing chances are that you are not going to sell your home.
If your home is located in Northeast Florida and your Realtor has submitted your home to our local Multiple listing Service (MLS) then you can use our Northeast Florida Home Search to see what your Realtor says about your home and what pictures they included. No registration is required. You can also search by your home address or search by your MLS number.
If you are located outside of Northeast Florida then I would suggest visiting Realtor.com. Most MLS systems now automatically upload their information to Realtor.com. You can see how many pictures are listed and whether the description stands out as something that would peek your interest.
Let your Realtor know you want more pictures or a better description in the MLS. Heck, write one for them if you have to. Don't wait for your home to sit on the market before checking. Do it now! You can save yourself time, money and effort by checking the marketing before focusing on the pricing and condition of the home. Also you should check into doing a Quick Sale Program to increase the marketability of your home.
