New Construction

Buying a new construction home is indeed different than buying an existing home that has belonged to another owner. Many times, the process of buying a new home goes much more quickly when compared to closing on an existing home. With this in mind you should do your research and ensure everything is up to par.  There are many new construction homes for sale in Jacksonville, Florida. If you are interested in purchasing a new home, below are several tips to help you along the way.

Tip # 1 – Hire A Home Inspector

Just because you are buying a new home does not mean the house will be perfect. New homes do come with a warranty, but often you only have 12 months to discover any construction problems and at first, nothing may arise. Sometimes buyers do not discover construction flaws until it is too late to exercise their rights under the warranty. Having a home inspection can help you to completely avoid these problems altogether.

Tip # 2 – Use Your Own Lender

Despite all of the incentives new home builders will try to lure you in with by using their lender, you are better off finding and using your own lender. A lender of your choosing will be on your side and look out for your interests, giving you the best possible rates for your income and credit situation. It is even possible that when you use your own lender you will have less expensive closing costs.

Tip # 3 – Use A Real Estate Agent

It is very important when you want to buy a new construction home to use a real estate agent who is experienced with new home sales. Do not let the home builder talk you into signing sales documents without having representation from an agent on your side.
